- Initial market appraisal of your property
- Marketing and advertising of your property
- We undertake the advertising of your property on our website, via window displays at our offices and "To Let" Boards at your property. Property details are advertised on Scotland’s premier site for property to rent, www.citylets.co.uk
- Providing accompanied viewings for prospective tenants
- Process tenant applications including tenant referencing and ID checks as appropriate
- If required, organise and obtain an Energy Performance Certificate (additional charge)
- Gas & Electrical Safety inspections arranged and Certificates supplied (additional charge)
- Arranging the Tenancy Agreement and relevant Notices
- Collection and transfer of rents
- Arrange for the preparation of the inventory and schedule of condition (if applicable)
- Arrange for the Tenants to be ‘Checked In and Out’ of the property
- Arranging routine property repairs
- Regular property visits and reports
- Payment of property related outgoings
- Notification of utility companies at the beginning and end of the tenancy
Silver: Tenant Find
- Visiting you at your property, providing a rental valuation and giving advice as required

- Providing accompanied viewings for prospective tenants, if required (additional charge)
- Process tenant applications including references and ID checks as appropriate
- Arranging the Tenancy Agreement and relevant Notices (additional charge)
- Tenant check in
- Collect the first month’s rent from the tenant. This will be transferred to the Landlord less our agreed fee (and any ad hoc charges)
- Make arrangements for all subsequent monthly rental payments from the tenant
- Manage the transfer of utilities and council tax accounts into the tenant’s name
